Summary of Management Duties:

The Board of Directors is responsible for the management, administration, financial records, and operation of the association, including but not limited to:

• Assessing, identifying, and coordinating maintenance and repair needs for the building’s common areas
• Supervising outside contractors on-site at the property
• Managing and negotiating the vendor bidding process for contracts and services
• Overseeing compliance with the governing documents of the association, applicable laws, and enforcement
• Preparing budgets, vendor contracts, and financial reports as required by Florida law
• Maintaining financial records of unit owners' accounts
• Responding to resident concerns and requests
